Energy Performance Certificates (EPCs)
An Energy Performance Certificate (EPC) is a legal requirement for most properties being sold or let in England, Wales and Scotland.
The certificate provides an energy efficiency rating from A (most efficient) to G (least efficient), together with recommendations that may help improve the property's performance and reduce running costs.
For most privately rented properties in England, the current minimum energy efficiency standard is an EPC rating of E, although certain exemptions may apply.
Whether you are a homeowner, landlord, estate agent or property investor, an EPC helps you understand how energy efficient a property is and ensures compliance with current regulations.

Floor plans
A clear, accurate floor plan is one of the most valuable marketing tools for any property. It helps prospective buyers and tenants understand the layout, room sizes and overall flow of a home before arranging a viewing.
Research consistently shows that property listings with floor plans generate more interest, as they allow applicants to visualise how a property works and whether it meets their requirements.
At Clean & Comply, we provide professional, easy-to-read floor plans suitable for property sales, lettings, marketing materials and property records.

Legionella Risk Assessment
There is currently no specific legal requirement for landlords in England to obtain a Legionella Risk Assessment.
However, landlords have a legal duty of care to assess and manage the risk of Legionella under, amongst others:
• Health and Safety at Work etc. Act 1974
• Management of Health and Safety at Work Regulations 1999
These duties require landlords to take reasonable steps to assess and control risks to the health and safety of their tenants.
A professional Legionella Risk Assessment helps to:
Demonstrate due diligence
Identify potential risks before they become a problem
Provide practical recommendations where improvements may be required
Give landlords greater confidence that they are meeting their responsibilities
Many insurers also expect landlords to demonstrate that reasonable steps have been taken to manage foreseeable risks.
Having a documented Legionella Risk Assessment may help provide valuable evidence of due diligence should an insurance claim or dispute ever arise.

Energy reports
With proposed changes to minimum energy efficiency standards being discussed for the private rented sector, many landlords are starting to consider what improvements may be needed to their properties in the years ahead.
An Energy Report provides practical guidance on a property's current energy performance and highlights measures that could improve its EPC rating. This can help landlords understand potential upgrade requirements and plan future investment in a measured and cost-effective way.
Unlike an Energy Performance Certificate (EPC), an Energy Report is not lodged on the national register and is not a compliance document. Instead, it is designed as a planning tool, helping property owners make informed decisions before major works or legislative changes arise.
Energy Reports can help you:
Understand your property's current energy performance
Identify improvements that may increase the EPC rating
Prioritise upgrades based on likely impact
Plan future maintenance and refurbishment projects
Prepare for proposed changes to minimum energy efficiency standards
Many landlords have properties with EPCs that were produced several years ago. Assessment methodologies have evolved over time, meaning a property's current rating may not reflect how it would perform if assessed today.
An Energy Report provides a proactive approach, allowing landlords to review their options, budget for future improvements and make informed decisions before they become urgent.
Whether you're managing a single rental property or a larger portfolio, an Energy Report can provide valuable insight into the potential future performance of your investment.
